Selling in a Buyer's Market

According to a CBS News broadcast on July 24, 2008

“Today's home buyer market is different than those of the past because the credit crisis has dramatically reduced the pool of qualified buyers. Delores Conway of the University of Southern California's Marshall School of Business suggests stricter lending standards may necessitate innovative and creative selling gimmicks. However, seasoned real estate agents insist that setting the right asking price from the start and presenting your house so that it shows the best that it possibly can, is a better strategy than offering incentives. In addition, they recommend working with agents with aggressive marketing plans, making cosmetic upgrades and repairs, posting listings on multiple internet sites, covering buyers' closing costs and accepting reasonable offers.”

Experts Agree: Staged Homes Sell Faster and for a Higher Price

According to the Wall Street Journal (April 3, 2008), staging speeds up sales in a sluggish market and can bump up prices 2% to 20% in a moderate market. The biggest advantage occurs with luxury homes.

A smart sale is one that is quick and profitable and that is what I strive for in every transaction. In a tough market such as this, it is vital to have a Realtor who studies the patterns of Buyers, who carefully examines the needs of each Buyer, paying close attention to their critiques of various houses. Understanding the Psychology of Marketing and Consumer Behavior is what will set your home apart from the rest.

It is my goal to bring you the most equity to the closing table. There are many things to keep in mind when selling your home; home staging is at the forefront. Making the best presentation is so important when selling your home and could save you thousands if done properly.

Susan Ireland, Vice President of Training and Career Development for Long & Foster said, "Long & Foster is a company that devotes a great deal of resources to creating a climate where all of its agents will flourish. Each and every home, no matter what the price, must be presented looking the very best it possibly can. Staging the home for resale is not about bringing in a truck load of furniture. Decorating is the final step that can easily be undertaken by the seller, especially under the guidance of a savvy agent. We feel that every real estate agent should be knowledgeable in the process of staging and we are pleased to offer this timely training to our sales force which is expected to expand our agent's business and instill trust and confidence in their clients", said Ireland.
